Family-owned mold and air quality testing for homes, businesses, RVs, boats, and vehicles across Washington. Honest answers. Lab-backed reports. No remediation upsell.
If you need it, we’ve probably done it. Wondering if mold is affecting your air quality? Here’s how easy it is to get answers with Olympic Inspections & Testing.
We walk through your space using non-invasive techniques to thoroughly inspect every area for signs of mold and water intrusion. Using thermal imaging, we scan the entire environment to detect hidden moisture, collect key data such as humidity levels, and identify areas of concern that may require sampling. A full inspection includes a comprehensive report detailing our findings along with recommendations for any necessary sampling.
This service is designed for clients who already have a good understanding of what they need and simply want us to handle the sampling process. It’s ideal for those who want to verify whether an issue exists, as well as for contractors working with clients who need confirmation that the air and surfaces are clear. We take care of the sampling so you can focus on the rest.
We offer ERMI testing for clients who are working with healthcare professionals and need to document or track a history of mold exposure. This option is designed to be affordable, accessible, and straightforward, making it easier for clients to get the answers they need.
We test wells and general water quality for peace of mind. Whether it’s a private well, a city tap that suddenly tastes off, or pre-purchase due-diligence, we collect samples and ship them to an accredited lab — coliform bacteria, E. coli, nitrates, lead, arsenic, hardness, pH, and the panel your situation calls for. Real-estate-ready chain-of-custody, plain-English results.
Radon is a natural gas that comes up out of the ground. You can’t see it or smell it, and breathing it in over time is the second-biggest cause of lung cancer after smoking. Parts of Washington have higher-than-average levels, especially in older homes and crawlspaces. We test to Washington state standards so you know what’s in your air.
Inspection-only — we don’t pump, repair, or design systems. Washington State requires a septic inspection every 2 years on most permitted systems, and lenders require one for any real-estate transaction on a private system. We handle the inspection and the written report. Only available in certain counties.
Your home is your air supply. The average American spends 90% of their time indoors — and indoor air is often 2 to 5 times more polluted than the air outside. Here’s what gets into it, and what we test for.
Mold spores are airborne, invisible to the naked eye, and present in nearly every indoor environment. The problem isn’t spores existing — it’s spore counts that spike past outdoor baselines, or species like Stachybotrys, Aspergillus, and Penicillium that shouldn’t be in your air at all. Lab-confirmed counts tell you which.
Volatile Organic Compounds come from paint, new furniture, carpet, cleaning supplies, and building materials. Symptoms range from headaches and eye irritation to long-term respiratory issues. Particularly common in newer or recently renovated homes.
The single biggest driver of indoor air quality problems. Above 60% relative humidity, mold growth accelerates within 24-48 hours of any water intrusion. We measure room-by-room humidity and use thermal imaging to find moisture you can’t see — behind drywall, under flooring, inside crawlspaces.
Tiny particles from wood stoves, wildfire smoke, dust, and combustion appliances. PM2.5 is small enough to pass directly into your bloodstream through the lungs. Washington’s wildfire seasons have made this a year-round concern, not just a summer one.
A naturally-occurring radioactive gas that seeps up from the soil through foundations and crawlspaces. Odorless, tasteless, invisible — and the second-leading cause of lung cancer in the U.S. after smoking. Tested to Washington State standards.
Pet dander, dust mites, cockroach allergens, and pollen accumulate indoors over time. For families with asthma, allergies, or autoimmune conditions, knowing what’s actually in the air — instead of guessing — lets your healthcare provider build a real treatment plan.
If you or someone in your home has chronic symptoms that don’t track with anything visible, an IAQ test gives you data your doctor can actually use. We work directly with healthcare professionals on documentation and ongoing exposure tracking.
From the home you live in to the truck you drive to the boat at the slip — if it has air, we can test it.
Trusted, third-party mold and air quality inspections for homeowners, renters, landlords, and property managers. From subtle musty smells to visible mold growth or water damage, we help you get clear answers without the pressure of upselling remediation services.
Indoor environmental testing for offices, retail spaces, restaurants, and other commercial buildings across Washington. Lab-backed reports formatted for property managers, insurance, and tenant communication.
Professional mold and air quality inspections for personal vehicles, work trucks, vans, and fleet cars. Vehicles are small enclosed environments — when moisture gets in, it doesn’t take long for mold and air quality issues to follow.
Specialized inspections for sailboats, yachts, fishing boats, and houseboats. Confined spaces, high humidity, and limited ventilation make boats especially vulnerable. Whether docked, stored, or lived in year-round, we help ensure your onboard environment is clean and breathable.
Inspections for RVs, motorhomes, travel trailers, campers, and fifth wheels. Compact design and exposure to fluctuating temperatures and moisture make rigs particularly vulnerable to hidden mold growth, stale air, and condensation issues.

Family-owned and operated, Olympic Inspections & Testing was established in 2025 to fill a critical gap in high-quality air and mold testing services across Washington. Our journey began when we discovered mold in our newly built home — an experience that quickly turned into a frustrating and expensive ordeal. We encountered few service providers, sky-high prices, and far too many unanswered calls.
That experience inspired us to create something better.

We believe the process should be simple, transparent, and effective — because everyone deserves peace of mind in their home or workspace.

Whether you’re dealing with a known issue or want to ensure your air is safe, we’re here to help. Let’s connect — and help you breathe easier.

Most homeowners are calling us for the first time. Here is what they ask.
The honest answer: you usually don’t need one until you see something, smell something, are buying/selling a home, or simply want peace of mind. Visible growth, a musty smell that won’t leave, ongoing health symptoms after moving in, a real-estate transaction, or just wanting to know what’s in your air are all good reasons. If none of those apply, save the money — we’ll tell you that on the phone.
Inspection is the visual + moisture + thermal walkthrough — we identify problems with our eyes and tools. Sampling is the lab test — we capture spores from the air or surfaces and send them to a lab for identification.
For an average home (1,500-3,000 sqft) a thorough inspection runs about 1.5 to 2 hours. Larger homes or homes with crawlspaces and finished attics can take longer. We do not rush.
Only if the data says so. Our report includes recommendations, but we never perform remediation ourselves — that's a deliberate separation. You get an objective assessment, then you choose your remediation contractor.
Yes — out of our Longview office we serve Vancouver, Camas, Battle Ground, Washougal, Ridgefield, La Center, and the surrounding Clark County area. We work with homeowners, businesses, property managers, and healthcare professionals across Southwest Washington.
